Buying a home in Malaysia is a sequence of decisions that each carry a cost if you get them wrong: how much you can realistically borrow, whether a subsale unit or a new launch suits your timeline, which title and tenure you are comfortable with, and what you need to check before paying a booking fee. Start with the money. The price on a listing is only part of what you pay. A financed purchase usually needs a downpayment, and on top of it come stamp duty on the memorandum of transfer and on the loan agreement, legal fees for the sale and purchase agreement (SPA) and the loan documents, valuation fees and, for many buyers, mortgage insurance.
