Renovation & Home Living in Malaysia: Guides

Getting the keys is the start of a different set of decisions: what to fix, what to renovate, how to set up utilities and how to live alongside neighbours under strata rules. The guides in this section cover owning and living in a home in Malaysia after the purchase is done.

For new homes, the first job is inspection. Buyers of homes from licensed developers have a defect liability period in which to report defects for the developer to fix at no cost, and our guides explain how to inspect a unit, which tools to bring, how to document what you find and how to follow up if the repairs are not done.

Renovation is where budgets most often run over. Our cost guides show how renovation is typically priced in Malaysia, from per-square-foot estimates to itemised quotes, and how to compare quotes that are not written on the same basis. The contractor guide covers checking a contractor's track record, staged payments and the written scope of work that protects both sides. In strata buildings, the joint management body or management corporation usually requires a renovation permit and a deposit, and has rules on working hours and debris removal; we explain what to expect and how to get approval. Running a home has its own questions. Strata living gets particular attention because so many Malaysians live in condominiums and apartments.
