Property Investment in Malaysia: Guides

Property investment in Malaysia is often sold on headline numbers: a projected yield, a rising price chart, a new rail line nearby. The guides in this section are about the numbers underneath, so you can judge a deal on what it is likely to return after costs rather than on the brochure.

The first distinction is between income and growth. Some investors buy for rental yield, the rent a property earns relative to its price; others buy for capital appreciation over many years. Our strategy guide compares the two, and the yield guides show how to move from a gross figure to a net one by accounting for maintenance fees and sinking fund contributions, quit rent and assessment, insurance, repairs, agent fees and months when the unit sits empty. A property that looks attractive on gross yield can look very different once those costs are in.

Title and property type matter as much as location. SoHo, SoVo and SoFo units are usually built on commercial land, which affects loan terms, utility tariffs and who they appeal to as tenants; our guide explains the trade-offs. Timing and entry point are the other big choices. Subsale property can be rented out immediately, while a new launch is paid for in stages and earns nothing until vacant possession.
