Neighbourhood Guides: Where to Live in Malaysia
Choosing where to live usually matters more than choosing the unit. The same budget buys very different things in different parts of the Klang Valley: a compact condominium near the city centre, a larger apartment near a rail line further out, or a landed home in an established suburb. The guides in this section describe individual neighbourhoods from the point of view of someone deciding whether to live or invest there.
Each guide covers the practical questions: what kinds of homes the area has and in what price range, what renting there typically involves, how residents get to work by car and by public transport, and what is nearby in terms of schools, shops, healthcare and parks. Where the area has a particular character, such as Bangsar's dining scene, the international-school cluster around Mont Kiara or the mix of old and new stock in Petaling Jaya, we explain how that shows up in prices, rents and the kind of residents it attracts.
Some guides answer questions people often get wrong. Cheras, for example, spans both Kuala Lumpur and Selangor, which affects local council services and assessment rates. Mont Kiara is popular with foreign residents, and our guide notes the foreign-ownership rules that apply to buyers there. Guides to areas such as KLCC look at luxury condominiums as both homes and investments.
These neighbourhood guides work alongside the market outlook section, which tracks price and rental trends for a much wider set of townships, and alongside live listings on SuperHomes. When a guide mentions prices, it says whether they are asking prices from listings or recorded transaction prices, because the two can differ, and figures for a small area can move quickly.
The best way to use these guides is as a shortlist tool. Read about two or three areas that fit your budget and commute, then visit at different times of day, walk the streets around the buildings you are considering and talk to residents and to agents who work there. Every guide shows when it was published or last reviewed, so you can judge how current the picture is before relying on it.
