The unit:
- Test every plug socket, tap, toilet flush, and AC
- Check for water stains on ceiling (sign of leaks)
- Document EVERYTHING with dated photos
The TA itself:
- Who's responsible for repairs (minor vs major)
- Termination clause โ can you exit early and how?
- Utility transfer responsibility
- Pet policy in writing
The landlord:
- Is the person signing the actual owner? (Check title deed)
- Google the unit address โ any history of disputes?
Never pay deposit before reading and agreeing to every clause.
