Is it just me or are asking prices in the Klang Valley not moving much despite all the 'market is heating up' talk?

I've been tracking a handful of listings (mostly condos in PJ and Cheras) over the past couple of months for a potential purchase, and the asking prices barely moved even though I keep seeing articles/forum posts saying demand is up and new launches are selling fast.

Is there a lag between what's happening with new launches/transaction volume and what shows up in sub-sale asking prices? Or is it more area-specific - i.e. hot in some pockets (TRX, Bukit Bintang high-rises) but flat everywhere else?

For those actively watching the market or transacting recently - are you seeing actual movement in achieved prices (not just asking price), or is everyone just listing high and negotiating down to roughly the same numbers as last year? Also curious whether anyone's noticed a difference between landed vs high-rise trends right now.

Not trying to time the market perfectly, just want a realistic read before I commit to an offer.
