Penang property — is it overpriced or still room to grow?

Regular visitor to Penang and considering buying there as a second home. Here's what I found:

Island (Pulau Pinang):
- Bayan Lepas: Good value near airport, Intel, Dell. RM350-500k for decent condos.
- Tanjung Tokong: Premium hilltop area. RM700k-1.2M+
- Georgetown: Heritage conservation limits supply. Strong rental demand from tourists.

Mainland (Seberang Perai):
- Much cheaper, 30-50% lower psf than island
- Good for rental if near industrial parks

My take: Island has a price ceiling given supply constraints. Mainland has more upside if the second penang bridge area develops as planned.

I've been tracking a handful of listings (mostly condos in PJ and Cheras) over the past couple of months for a potential purchase, and the asking prices barely moved even though I keep seeing articles...
