Tanjung Tokong Property Market Outlook 2026: Andaman Island & Gurney Bay

The Tanjung Tokong property market is defined by reclaimed land and a new bridge. Eastern & Oriental's Andaman Island sits offshore on 253 reclaimed acres, and the RM350 million Gurney Bridge opened on 12 December 2025, cutting the drive between the island and Gurney Drive from 15 minutes to 5. It is also Penang's densest of these suburbs.

Andaman Island and the Reclamation Pipeline

Seri Tanjung Pinang Phase 2, marketed as Andaman Island, is a 253-acre reclaimed island off the Tanjung Tokong and Gurney Drive coastline, developed by Eastern & Oriental Berhad through Tanjung Pinang Development.

AmBank Group announced on 4 September 2025 that it had extended RM780 million in financing to Tanjung Pinang Development for Andaman Island Phase 2 reclamation and infrastructure, with works to complete by 2028. That same AmBank release of 4 September 2025 quoted E&O managing director Kok Tuck Cheong putting the full 30-year masterplan gross development value at RM70.0 billion.

A different, earlier figure exists for a different scope: the New Straits Times reported in March 2023 that Phase 1 alone carried a GDV of over RM17 billion across 15-plus years. These describe different horizons and are not combined here.

The first phase set the precedent. The Star reported on 24 May 2014 that Seri Tanjung Pinang Phase 1 reclaimed 240 acres at a cost of roughly RM500 million, with a further RM1 billion in development cost, its maiden terraced homes launched in 2005.

Gurney Bridge and Gurney Bay

Two public works changed access to this stretch of coast within fourteen months of each other.

The Star reported on 12 December 2025 that Chief Minister Chow Kon Yeow opened Gurney Bridge that day — 1.2 km, eight lanes, RM350 million, with 4-metre pedestrian walkways on both sides — reducing travel between Andaman Island and Gurney Drive from 15 minutes to 5. The Star reported the same day that it is the second link to the island after the 600-metre Andaman Bridge completed in 2022.

Gurney Bay is the public realm alongside it. Free Malaysia Today reported on 5 February 2024, quoting the Chief Minister, that the full project cost RM247 million across Phase 1 of 11.2 hectares and Phase 2 of 29.98 hectares. The Star reported on 19 March 2026, quoting state exco member Jason H'ng Mooi Lye, that Phase 2 stood at 99.06 per cent complete with a 2026 completion target, and would provide 813 car bays and 233 motorcycle bays in total.

The One Scheme With Published Transaction Prices

Tanjung Tokong is unusual among Penang suburbs in having a named scheme tracked quarterly by an independent consultancy. Nawawi Tie Leung's Penang Housing Property Monitor, published in The Edge Malaysia, records transacted prices for The Tamarind, E&O's serviced apartments at Seri Tanjung Pinang.

This is one building, not a suburb median. No published median transacted price exists for Tanjung Tokong as a whole — JPPH reports at Timur Laut district level — and The Tamarind's figures should not be read across the area.

On new supply, the Penang Housing Property Monitor 1Q2025 recorded E&O's Maris at Andaman Island launching from RM950,000 across 516 units of 979 to 1,356 square feet. PropertyGuru Malaysia reported in January 2025 that Maris is a 49-storey tower with a gross development value of about RM700 million, launched in December 2024.

Tanjung Tokong has no Mutiara Line station. The nearest terminus is S20 Komtar in George Town. The Star reported on 9 June 2026 that MRT Corp indicated at the International Rail Transit Forum that the line could be extended to neighbouring Tanjung Bungah after the Mutiara Line completes in 2031 — an indicated possibility, not an approved project, and it should not be treated as committed.

Per Wikipedia (retrieved August 2026), road access runs on Jalan Tanjong Tokong, part of Federal Route 6, with Rapid Penang routes 101, 102 and 104 serving the area. Congestion on local roads is a known constraint; Penang Island City Council was reported in May 2026 to be studying a one-way conversion of Persiaran Gurney.

The 2020 Census recorded 12,550 residents across 1.5 square kilometres — a density of about 8,400 per square kilometre.
