If you are retrenched in Malaysia, your home loan does not pause: there is no blanket moratorium in 2026, so every instalment stays due. Your options, in order: ask your bank for repayment assistance, pay instalments from EPF Akaun Sejahtera, claim PERKESO's job search allowance, then use AKPK or sell before foreclosure (checked 30 September 2026).
If you have lost your job and can't pay the mortgage, Malaysia offers no automatic pause to fall back on. This retrenchment home loan Malaysia guide (also searched as lost job cant pay mortgage malaysia) covers every option in order. The last automatic moratorium ran for six months from 1 April 2020 (Bank Negara Malaysia statement, 24 March 2020); relief since then has been case by case. Every figure below was checked against the primary source named beside it on 30 September 2026.
Retrenchment Home Loan Malaysia: Your Safety Nets at a Glance
Bank loan relief if retrenched is only the first of six safety nets. The others come from EPF, PERKESO, your employer and AKPK.
| Safety net | What it gives you | Main condition | Source (checked 30 Sep 2026) |
|---|---|---|---|
| Bank repayment assistance | Lower or spread-out instalments, or another tailored plan | Ask your bank; approved case by case | Bank Negara Malaysia |
| EPF monthly instalment withdrawal | Akaun Sejahtera pays your housing loan instalment each month | Under 55, at least RM600 in Akaun Sejahtera, one house only | KWSP |
| EPF Akaun Fleksibel | Withdraw any time, minimum RM50 | Under 55 | KWSP |
| PERKESO EIS job search allowance | 80%, 50%, 40%, 40%, 30%, 30% of assumed monthly wage for 3 to 6 months | At least 12 months' contributions in the last 24 months for a first claim | PERKESO |
| Statutory termination benefits | 10, 15 or 20 days' wages per year of service | Employment Act 1955 employee earning up to RM4,000 a month, or a manual worker | JTKSM; Employment Act 1955 |
| AKPK Debt Management Programme | One restructured plan across your lenders | You cannot resolve it with your lenders directly | AKPK |
What Happens to Your Home Loan in Malaysia After Retrenchment
Nothing changes on the day you are retrenched: the housing loan agreement, the instalment and the due date all stay the same, and the bank only acts when payments stop. What follows a missed payment is set partly by law and partly by your bank's collection process.
| Stage | What happens | Rule or source |
|---|---|---|
| First missed instalment | Arrears appear in your credit record; CCRIS shows the past 12 months of repayment history | Bank Negara Malaysia, CCRIS |
| Breach continues for at least one month | Bank may serve a Form 16D notice of default on a titled property | National Land Code, s.254(1) |
| Form 16D served | You get at least one month to remedy the breach | National Land Code, s.254(1)(b) |
| Breach not remedied | The whole loan becomes due and the bank may apply for an order for sale | National Land Code, s.254(3) |
| Order for sale granted | Public auction | National Land Code, Part 16 |
That legal minimum is roughly two months from the first missed instalment to the start of foreclosure proceedings, though in practice banks send reminders and try to restructure first. If your strata title has not been issued, the bank enforces under the loan agreement and deed of assignment instead of the Form 16D route. Either way, the months before an auction are the window to act.
Step 1: Ask for Bank Loan Relief If Retrenched, Before You Miss a Payment
Call your bank's collections or financial assistance team as soon as you receive the retrenchment letter, before you miss a payment. Bank Negara Malaysia states that individuals facing financial difficulties can seek repayment assistance from their banks, including lowering and spreading out instalments or other tailored solutions (BNM, checked 30 September 2026).
Ask for three things in writing:
- Which option you are being offered. Extending the tenure lowers the instalment but adds interest; a temporary reduced payment helps now but usually raises later instalments.
- Whether interest keeps accruing on any deferred amount, and whether it is capitalised into the loan.
- How the arrangement will be reported to CCRIS, so you know what the next lender will see.
Bring your retrenchment letter, your last three payslips and proof that you have filed an EIS claim.
Step 2: EPF Withdrawal Retrenchment Rules for Paying Your Housing Loan
KWSP lets members under 55 withdraw from Akaun Sejahtera to pay their housing loan instalment every month, and it will do so even if the loan is already a non-performing loan, in which case payment goes to the bank by banker's cheque (KWSP, checked 30 September 2026). You need at least RM600 in Akaun Sejahtera, an outstanding loan on a residential property, and instalments that have already started.
How the withdrawal works:
- Amount: the lower of your outstanding loan balance or your entire Akaun Sejahtera balance, moved into a special account that pays the bank each month.
- Minimum: payments of at least RM100 a month for six months; the monthly payment cannot exceed your actual instalment.
- Limit: one house per member. Serviced apartments and SOHOs qualify; SOHO owners must apply at a KWSP branch.
- Age: instalments must end before you turn 55, so the latest application age is 54 years and 6 months.
Since 11 May 2024, new EPF contributions are split 75% to Akaun Persaraan, 15% to Akaun Sejahtera and 10% to Akaun Fleksibel (KWSP). Akaun Fleksibel can be withdrawn any time from RM50, which makes it the EPF withdrawal retrenchment route for living costs, not the loan. Our guide to EPF withdrawals for housing covers the other housing withdrawal types.
Step 3: Claim EIS and Your Termination Benefits
A retrenched employee who has contributed to PERKESO's Employment Insurance System for at least 12 months in the last 24 months can claim a job search allowance for 3 to 6 months (PERKESO, checked 30 September 2026). Retrenchment and voluntary separation schemes (VSS/MSS) count as loss of employment; resignation, dismissal for misconduct, compulsory retirement and the end of a fixed-term contract do not. You must register on MYFutureJobs to qualify.
| Month | Rate of assumed monthly wage | On an assumed wage of RM4,000 |
|---|---|---|
| 1 | 80% | RM3,200 |
| 2 | 50% | RM2,000 |
| 3 | 40% | RM1,600 |
| 4 | 40% | RM1,600 |
| 5 | 30% | RM1,200 |
| 6 | 30% | RM1,200 |
| Total (if eligible for all 6 months) | RM10,800 |
The insured wage ceiling has been RM6,000 since 1 October 2024, and PERKESO's calculator shows the early re-employment allowance rising from 25% to 50% of the job search allowance from 1 October 2026 (PERKESO). The number of months you receive depends on your contribution record.
Your employer also owes statutory termination benefits if you are covered: 10 days' wages per year of service for under 2 years, 15 days for 2 to under 5 years, and 20 days for 5 years or more, paid within 7 days of termination (JTKSM, checked 30 September 2026). These benefits do not apply by statute to employees earning more than RM4,000 a month unless they are manual workers (Employment Act 1955, First Schedule); above that, your contract or collective agreement decides.
Step 4: Check What Your Insurance Actually Covers
MRTA and MLTA policies are built to repay the loan on death or total and permanent disability, so retrenchment alone does not trigger a payout and a retrenchment housing loan stays payable. Pull out the policy schedule and look for an optional job-loss or critical illness rider before you assume either way. Keep paying the MLTA premium if you have one: a lapsed policy leaves the loan uninsured exactly when your finances are weakest. Our comparison of MRTA and MLTA explains what each policy pays and when.
Step 5: Use AKPK If Several Debts Are Slipping
If your retrenchment housing loan is one of several debts you cannot keep up with, AKPK's Debt Management Programme negotiates one repayment plan with your lenders, and AKPK states the programme is provided free of charge (AKPK, checked 30 September 2026). Anyone charging a fee to enrol you is not AKPK.
Sell, Refinance or Hold?
Refinancing a home loan in Malaysia is rarely possible after retrenchment, because a new lender assesses your debt service ratio on current income. If a VSS or retrenchment is announced but you are still employed, that is the moment to look at refinancing or restructuring what would become a retrenchment housing loan, not after the last payslip. Bank loan relief if retrenched is usually a better first move than refinancing.
| Your situation | Usually the best move |
|---|---|
| New job likely within 6 months, EPF Akaun Sejahtera covers instalments | Hold: EPF instalment withdrawal plus EIS |
| Job search likely to run past 6 months, no EPF buffer | Ask the bank to extend the tenure now, before arrears build |
| Several debts in arrears | AKPK Debt Management Programme |
| Form 16D already served, no realistic income | Sell privately before auction |
| Property bought within the last 3 years | Factor 30% RPGT on the gain into the sale price |
If you sell, Malaysian citizens pay Real Property Gains Tax of 30% on a gain made within three years, 20% in year 4, 15% in year 5 and 0% from year 6 (LHDN, checked 30 September 2026). A private sale almost always nets more than an auction; our guide to selling a house with an outstanding housing loan walks through the redemption process.
SuperHomes Data: What Your Sale Competes Against
A forced sale competes with every other listing in your area. On 30 September 2026, SuperHomes showed 137 homes for sale in Kuala Lumpur at a median asking price of RM462,000 and 177 for sale in Selangor at a median of RM375,000 (SuperHomes area pages, visible listings, 30 September 2026). Price a quick sale against those medians and against recorded transactions on the SuperHomes transaction map, not against what you paid. You can see current competition on the Selangor property page.
Worked Example: Retrenchment Home Loan Malaysia, Six Months On
Aina, 42, earns RM4,000 a month, has worked 6 years at the same company and owes RM400,000 on a condo loan at an illustrative 4.0% over 30 years, which is an instalment of RM1,910 a month. She is retrenched in October 2026 with RM25,000 in Akaun Sejahtera.
| Item | Calculation | Amount |
|---|---|---|
| Termination benefit | 20 days x 6 years = 120 days x (RM4,000 / 26) | RM18,462 |
| EIS job search allowance (6 months) | RM3,200 + RM2,000 + RM1,600 + RM1,600 + RM1,200 + RM1,200 | RM10,800 |
| EPF instalment withdrawal | RM25,000 / RM1,910 a month | About 13 months of instalments |
The daily rate uses the Employment Act 1955's ordinary rate of pay for monthly-rated staff, monthly pay divided by 26 (s.60I(1A)). With EPF paying the loan, Aina's RM29,262 in termination benefits and EIS covers living costs for the first six months, and her instalments stay current for about 13 months. Had she earned RM4,500 instead, no statutory termination benefit would be due, and her plan would lean on EPF and EIS alone.
Common Mistakes With a Retrenchment Housing Loan
- Stopping payments before calling the bank. Once arrears appear in CCRIS, your options narrow.
- Waiting for a moratorium. None has been announced for 2026; bank loan relief if retrenched is by application.
- Ignoring a Form 16D. It starts a one-month clock under the National Land Code.
- Draining Akaun Fleksibel into the loan first. Akaun Sejahtera has a dedicated instalment withdrawal; keep Akaun Fleksibel for living costs. An EPF withdrawal retrenchment plan starts with Akaun Sejahtera.
- Assuming MRTA or MLTA covers job loss. They cover death and disability unless you bought a specific rider.
Frequently Asked Questions
Q: Is there a retrenchment home loan Malaysia moratorium in 2026?
Not automatically. The last blanket moratorium ran for six months from 1 April 2020. In 2026, bank loan relief if retrenched means applying to your bank for repayment assistance, such as a longer tenure or a temporary reduced instalment, and the bank decides case by case (Bank Negara Malaysia, checked 30 September 2026).
Q: I lost my job and can't pay my mortgage in Malaysia. What should I do first?
Call your bank before the instalment falls due and ask for repayment assistance in writing. Then apply for the EPF Akaun Sejahtera instalment withdrawal and file your EIS claim, so the instalment and your living costs are covered from different pots.
Q: Can an EPF withdrawal retrenchment claim pay my housing loan instalments?
Yes. If you are under 55 and have at least RM600 in Akaun Sejahtera, KWSP can pay your monthly housing loan instalment from that account, for one house only, even if the loan is already non-performing (KWSP, checked 30 September 2026).
Q: How long before the bank auctions my house in Malaysia?
The National Land Code lets a bank serve a Form 16D after a breach has continued for at least one month, and the notice gives you at least one more month to remedy it. Only after that can the bank apply for an order for sale, so an auction is months away from your first missed instalment.
Q: Does MRTA or MLTA pay off my home loan after retrenchment in Malaysia?
Generally no. Both are designed to settle the loan on death or total and permanent disability. Check your policy schedule for an optional job-loss rider, and keep MLTA premiums paid so the cover does not lapse.
Q: How much EIS will I get after retrenchment?
PERKESO pays a job search allowance of 80% of your assumed monthly wage in month 1, then 50%, 40%, 40%, 30% and 30%, for 3 to 6 months depending on your contributions. On an assumed wage of RM4,000, the full six months totals RM10,800.
Q: Am I entitled to termination benefits if I earn more than RM4,000?
Not under the statute, unless you are a manual worker. The Employment Act 1955's First Schedule excludes the termination benefit provisions for employees whose wages exceed RM4,000 a month, so your employment contract or collective agreement decides what you receive.
Q: Should I sell my house to clear a retrenchment housing loan?
Sell only when EPF withdrawals, EIS and bank assistance cannot bridge you to a new job. A private sale before an auction usually recovers more, and citizens owe no RPGT on a sale from the sixth year of ownership (LHDN).
Next Step
The retrenchment home loan Malaysia lenders hold keeps running, so decide early whether to hold or sell. If retrenchment has you weighing an EPF withdrawal against a sale, see what buyers are comparing you against: browse properties for sale in Kuala Lumpur, check recorded prices near you, then set an asking price that clears your loan redemption and costs.
