2. Seven LPPSA Financing Categories (Jenis Pembiayaan)

3. Joint LPPSA + Commercial Bank Loan Scheme

If a civil servant wishes to purchase a property whose price exceeds their individual LPPSA maximum eligibility limit, LPPSA permits a Joint LPPSA-Bank Loan (Pembiayaan Bersama):

  • Civil Servant Spouse: Borrows up to their maximum LPPSA limit (e.g. RM500,000 at 4.0% fixed).
  • Non-Civil Servant Spouse: Borrows the remaining balance (e.g. RM200,000) from a commercial bank (Maybank, CIMB, RHB).
  • Joint Charge: Both LPPSA and the commercial bank hold a joint legal charge over the property.
