Selling within 4 years vs holding to year 6 for RPGT - is the tax difference actually worth waiting for?

Bought a unit a few years back as an investment and now have a buyer interested, but I'm doing the math on RPGT and it's making me reconsider timing the sale.

As I understand it, disposing within year 4 as a Malaysian citizen is taxed at 20%, year 5 drops to 15%, and from year 6 onwards it's 0%. That's a huge swing - on a decent gain, waiting an extra year or two could save a meaningful chunk versus selling now.

But obviously there's a tradeoff: opportunity cost of capital tied up, risk the market softens or the buyer walks away, plus ongoing maintenance/quit rent while holding. For those who've actually timed a sale around the RPGT tiers - did waiting actually pay off once you accounted for holding costs, or did you end up regretting not just taking the offer on the table?

Also does anyone know if the once-in-a-lifetime exemption for a private residence applies here, or is that only for owner-occupied units and not something bought purely as an investment/rented out the whole time? Trying to figure out if I even qualify before I do the year-by-year math.
