Short-Term Rental in KLCC - Still Worth It?

However, I've heard mixed things lately, especially regarding regulations and whether it's still as profitable as it used to be. Some say the market is saturated, and the competition is fierce, while others mention new rules that make it tricky to operate legally without issues from management bodies.
My concern is mainly about the actual net profit after factoring in management fees, utilities, cleaning, and platform commissions. Is it still viable to get a good ROI, or should I just stick to traditional long-term leases? For those who are actively doing short-term rentals in KLCC, what's your honest experience like now? Is it still a good investment strategy here?
