Ipoh Secondary Market Condo - Worth It for Rental Yield?

I'm based in KL and I'm starting to look into getting my first investment property. Honestly, KL properties feel so expensive these days and the rental yields seem really squeezed, especially for newer developments. I've been eyeing the secondary market in Ipoh instead, specifically for condominiums, as an alternative strategy.
My main goal is a steady rental income, not necessarily rapid capital appreciation, since this would be a long-term hold for me. I've seen some older but well-maintained condos in Ipoh, especially those near hospitals or universities, that seem to have a lower entry price which I hope can translate to a better rental yield compared to KL.
However, I'm not very familiar with the Ipoh market. I'm concerned about the liquidity if I ever need to sell in the future, and also whether the tenant pool for condos there is stable enough for consistent occupancy. Is it hard to find good, long-term tenants for this type of property?
Has anyone here invested in Ipoh's secondary market for condos, specifically for rental income? What have your experiences been like regarding tenant acquisition, property management, and overall returns? Keen to hear your insights!
