Selangor property market Q1 2025 — where\

B

Did a deep dive on Selangor transactions from JPPH data:

Hottest areas by transaction volume:
1. Shah Alam — healthcare + university demand keeps it steady
2. Subang Jaya — consistent demand, premium pricing justified
3. Cheras (Selangor side) — affordable, good MRT access
4. Klang — underrated, huge Bangla/Indon worker rental demand

Best yields:
- Klang: 5-6% gross
- Rawang: 4.5-5.5% gross (if you can stomach the distance)
- Kajang: 4-5% gross

My pick: Cheras for own stay, Klang for investment yield.
