Johor Bahru property investment — still viable post-RTS announcement?

I've been getting a lot of questions from friends about JB property since the RTS Link construction is visibly progressing.

My take after researching for 6 months:

Areas that make sense:
- Bukit Chagar & JB City Centre (walking distance to RTS station)
- Danga Bay (waterfront, good Singaporean demand)

Areas to avoid:
- Iskandar Puteri/Medini — oversupplied, high vacancy
- Anything marketed as "5 min to RTS" that's actually 25 min by car

My numbers on a Bukit Chagar studio:
- Purchase: ~RM420k (850sqft)
- Estimated rent post-RTS: SGD1,200-1,500/month
- Gross yield: 4.5-5.5%
