Subsale condos (2023 vs 2025):
- Entry condos (700-900 sqft): RM580-620psf โ RM610-660psf (+5-7%)
- Mid-range (1000-1400 sqft): RM650-720psf โ RM680-740psf (+4-6%)
- Luxury (>1500 sqft): Flat or slight dip due to oversupply
Rental yield: Most units averaging 3.5-4.2% gross. Not great but stable.
My verdict: Good for own-stay if you love the lifestyle. Risky as pure investment due to high supply pipeline.
