2011: First property — RM180k terrace in Kajang. Took out EVERY cent of savings for the 10% down.
2015: Refinanced Kajang, used equity for second property — studio in Subang Jaya.
2018: Refinanced both, bought third — semi-D in Rawang.
2021: Pandemic hit — 2 tenants couldn't pay. Near broke. Learned about 6-month emergency fund.
2023-2025: Back on track. Two more condos.
Key lessons:
- Cashflow positive from day 1, always
- Emergency fund = at least 6 months of all mortgages
- Leverage wisely, not greedily
- Location > everything else
