The Setia Alam property market gained a rail connection and a logistics anchor within eleven months. The LRT3 Shah Alam Line opened to the public on 29 June 2026, and S P Setia announced a RM4 billion smart warehouse campus at neighbouring Setia Alaman in August 2025 — two changes to a township that had run on highways alone since 2006.
LRT3 and What Changed for Setia Alam
Paul Tan’s Automotive News reported on 28 June 2026 that the Shah Alam Line put 20 stations across the Petaling Jaya–Shah Alam–Klang corridor, opening to the public at 6am on 29 June 2026, the day after Prime Minister Datuk Seri Anwar Ibrahim launched it. Paul Tan's Automotive News reported the line at 37.8 km, built at a cost of RM16.63 billion, with an end-to-end ride of around 70 minutes.
Per that same 28 June 2026 report, fares were free through 31 July 2026, with a maximum fare of RM4.30 from 15 August 2026, and the operator targeted 67,000 daily riders in year one, rising to 117,708 daily within five years. Wikipedia's compilation records the line as 35.3 km elevated and 2.5 km underground, operated by Rapid Rail, with five stations in Petaling Jaya, six in Shah Alam and nine in Klang.
Setia Alam's position needs stating precisely: the station closest to the township, SA16 Bukit Raja Selatan, is one of five provisional stations that are not yet open. Construction on that phase was announced to begin at the end of 2026 with a RM4.7 billion budget covering seven additional train sets and an expansion of the Johan Setia depot. Completion year is disputed between sources, so none is stated here.

Setia Alaman and the Logistics Pivot Next Door
The industrial land beside Setia Alam is being built out for warehousing, not factories. The Edge Malaysia reported on 20 August 2025 that S P Setia and Taiwan's Ally Logistic Property agreed a 42-acre smart warehouse campus at Setia Alaman Industrial Park in Klang, with a gross development value of up to RM4 billion.
The campus specification in that 20 August 2025 report by The Edge Malaysia: approximately 1.5 million square feet of warehouse space, capacity for 150,000 pallet locations, and two build-to-lease warehouses — one cold-chain, one ambient — with automated storage and retrieval systems. The same article recorded S P Setia's plan to develop approximately 1,000 acres for industrial purposes overall, its chief operating officer describing the industrial pillar as the company's new growth business.
Immediately adjacent, Sime Darby Property announced Bandar Bukit Raja Industrial Gateway on 13 November 2019 — a 39-acre joint venture with Mitsui & Co. and Mitsubishi Estate, whose first two tenants in that Sime Darby Property release of 13 November 2019, Leschaco (Malaysia) and Senheng Electric (KL), took about ten acres with roughly 385,000 square feet of build-up.
Setia Alam Pricing and Its Retail Anchor
Setia Alam's subsale market sits above the Kuala Lumpur suburban range on a per-square-foot basis, reflecting a largely landed township. Brickz.my's area transaction record for March 2024 to February 2025 shows a median transacted price of RM800,000 at RM493 per square foot across 608 transactions in 36 projects, with the middle 50 per cent of prices between RM360,000 and RM1,290,000.
No 2025 or 2026 area-level transaction figure for Setia Alam could be sourced to a named publisher with a stated period, and none is estimated here.
The township's retail anchor is unusually large for a suburban centre. Setia City Mall opened its first phase on 30 September 2011 and its second on 1 April 2021, reaching a net lettable area of 1,180,000 square feet across 327 stores, developed as a joint venture between S P Setia and Lendlease. The Edge Malaysia Weekly reported in its 28 October – 3 November 2019 issue that the expansion added 450,000 square feet at a cost of over RM500 million, taking parking from 2,500 to 4,300 bays.
Setia Alam itself was reported by The Edge Malaysia Weekly on 9–15 March 2020 as a 2,525-acre township. A larger acreage circulates elsewhere without a dated primary source, so the sourced figure is used here.
