Two cautions on reading this. First, half of Old Klang Road sales in that window fell between RM315,000 and RM940,000 on those same Brickz.my records cited by IQI Global on 13 August 2026 — a wide band that reflects genuinely different product on one road. Second, a separate Brickz.my series covering terrace houses only, for the same April 2025 to March 2026 window, records a RM800,000 median at RM489 psf. That is the landed subset, not the corridor, and the two are easily confused.

The MRT3 Circle Line Station at Jalan Klang Lama

Old Klang Road has no MRT or LRT station today, and station CC29 Jalan Klang Lama sits on an approved but unbuilt alignment. Transport Minister Anthony Loke approved the MRT3 Final Railway Scheme on 18 July 2025, as reported by The Star that day.

That report also records the detail worth knowing: land acquisition lots were reduced from 1,012 to 690, the public inspection between 2 September and 2 December 2024 drew more than 45,000 responses of which 93.3 per cent were supportive, and land acquisition was targeted for completion by end-2026. Wikipedia (retrieved August 2026) specifies the Circle Line at 51.6 km with 33 stations and a planned opening in 2032.

Access Without Rail: The Highway Set

Today the corridor runs on roads, and it is unusually well provided. Per Wikipedia (retrieved August 2026), Jalan Klang Lama is Selangor Route 14, built between 1956 and 1959 and opened on 14 January 1959 by Public Works Minister Sardon Jubir — the first major road in Kuala Lumpur.

The corridor connects to the New Pantai Expressway, the Federal Highway, KESAS, MEX, the East–West Link and the KL–Seremban Expressway. On rail, the nearest stations are KTM Komuter Jalan Templer and Petaling on the Port Klang line, both a short walk from the mid-corridor according to connectivity material published in June 2026 by the developer of M Aurora — a developer source, and stated by its publisher to be indicative rather than measured.

What Is Being Built on the Corridor

The largest current pipeline item is Mah Sing Group's M Aurora. The Edge Malaysia reported on 4 March 2026 that the freehold serviced residence carries a RM660 million gross development value across 1,544 units in two 46-storey towers on a 5.24-acre site, with built-ups from 556 to 1,019 square feet and GreenRE Silver certification, flagged for launch in the second quarter of 2026.

The same report put Mah Sing's 2025 property sales at RM2.51 billion, with six plots acquired carrying a combined potential development value of RM6.4 billion and a gearing ratio of 0.26 times.

Older stock defines the rest of the road. Pearl Point, which The Edge Malaysia describes as a 19-storey condominium built in 1999 on a former sawmill site by Aikbee Group, was among the earliest high-rises here; The Scott Garden, Bloomsvale and UOA's Southbank Residence followed.

Who the Corridor Suits

It suits buyers who want Mid Valley access without Mid Valley pricing. Old Klang Road has no industrial base; its employment draw is proximity to Mid Valley City, Bangsar South and KL Eco City, with Universiti Malaya, University Malaya Medical Centre and Pantai Hospital Kuala Lumpur nearby.

IQI Global's own analysis published on 13 August 2026 puts gross rental yields on the corridor at 4.7 to 6 per cent, narrowing to 3.5 to 4.5 per cent net of maintenance, sinking fund, taxes, insurance and vacancy. That is an agency estimate rather than a transaction-derived statistic, and should be read as such.
