What's the one thing you wish you knew before your first property purchase/rental?

Been lurking on this forum while doing research for my first place and realized most of the useful stuff I've learned came from random comments, not the official guides. Figured I'd start a thread so people can share their "wish I knew this earlier" moments.

For me so far: I didn't realize how much the legal fees and stamp duty add up on top of the deposit - budgeted for the down payment but almost got caught off guard by the extra costs needed before getting the keys.

Could be anything - things you'd tell your past self about negotiating price, dealing with agents, choosing between a few units, timing the purchase, whatever. Doesn't have to be a big dramatic lesson, even small practical stuff like "always ask about maintenance fees before viewing" is useful for people just starting out.

Would love to hear from both buyers and renters, and if any agents want to chime in with what they see clients get wrong most often, that'd be gold too.
