Sunway launches new transit-oriented project — worth it?

Location: Directly connected to Cheras LRT station. Can't argue with that.
Size: Studio 430sqft from RM480k. That's RM1,116psf.
Facilities: Rooftop pool, gym, co-working space, retail podium.
Developer track record: Sunway — solid. They deliver.
My concern: 430sqft is very tight for own stay. As a rental play, the psf is high vs comparable units nearby.
Verdict: If you need a transit-connected unit for own stay, this works. As pure investment, the yield math is challenging at current pricing. Worth watching for secondary market in 2-3 years.
