Subsale vs New Launch — which is better for own stay in 2025?

Subsale pros: Lower price per sqft, immediate vacant possession, what you see is what you get, established neighbourhood.
Subsale cons: Older fixtures, potential hidden defects, negotiation with emotional sellers.
New launch pros: Progressive payment (lightens cashflow burden), modern facilities, developer warranty.
New launch cons: 3-5 year wait, risk of delivery issues, show unit ≠ actual unit.
For own stay, I personally lean subsale — you can move in immediately and see exactly what you're getting. What do you all think?
