New launch in Cyberjaya — good value or developer trap?

Cyberjaya market reality:
- Vacancy rate: Still high (~35-40% in older condos)
- Main demand: MSC-status companies, HELP/Multimedia University students
- Rental: RM1,000-1,500 for a 2BR in most condos
This new launch pricing: RM350-450k for 800-1000sqft
Yield calculation: ~3.5-4% net if you can rent it out
Key question: What's the occupancy of existing condos around it? If more than 30% empty, this project adds to an already oversupplied market.
My advice: Do your homework before putting down a booking fee. Walk around the area at 7-9pm on a weekday and see how many units have lights on.
