IQI, PropNex, or direct-from-developer — who gives you the best deal?

If you buy through an agent:
- Commission paid by developer (usually 2-3%)
- Agent theoretically represents your interest
- Access to "unofficially" allocated units before public launch
If you buy direct from developer:
- Same price (commission is baked in)
- You deal directly with developer sales team (who are also paid to sell)
- Less "off-market" access
The truth: The buying price is usually the same either way. Choose an agent who will actually advise you honestly, not just close the sale.
Red flag: Any agent who says you can only get "my allocation at this price" — that's pressure sales talk.
