How to negotiate property price effectively — tips from 5 years of buying

I've bought 3 properties over 5 years. Here's what actually works in negotiations:

1. Research comparables first. Know what similar units sold for in the last 6 months. Agents hate informed buyers.

2. Find out why they're selling. Need quick cash? Emigrating? More desperate = more room to negotiate.

3. Make a low but not insulting offer. 10-15% below asking price is usually a good opening.

4. Use defects as leverage. Get a professional inspection done and highlight issues in valuation.

5. Be willing to walk away. If you're too eager, you've already lost.
