# JB-Singapore RTS Link Property Impact 2026: Bukit Chagar Rents & Prices

**JB-Singapore RTS Link Property Impact 2026: Bukit Chagar Rents & Prices**

The **Johor Bahru–Singapore Rapid Transit System (RTS) Link** is due to open around the turn of 2027. The two governments give slightly different dates. Singapore's Land Transport Authority (LTA) still targets passenger service at the **end of 2026**. On 18 August 2026, Malaysia's Transport Minister Anthony Loke said service is scheduled to begin in **2027**, with the exact date and fare to be announced jointly by both countries. The line runs about 4 km between **Bukit Chagar Station in JB** and **Woodlands North Station in Singapore**, crossing the Straits of Johor on a 25-metre-high bridge. It is designed for up to 10,000 passengers an hour in each direction, and the train ride takes about five minutes. (Sources: LTA project page for the JB–Singapore RTS Link; The Straits Times, 18 Aug 2026; checked 30 Sep 2026.)

Property near the line has been priced in ahead of opening, but the recorded figures are more modest than much of the marketing. In the NAPIC transaction records SuperHomes holds, the median condominium or apartment sale in the Bandar Johor Bahru mukim was **RM422,500 in 2024** (74 sales) and **RM488,000 in January to September 2025** (21 sales). New-launch serviced suites next to Bukit Chagar are often priced well above that.

This guide covers the opening timeline, what the prices and rents near the line actually show, the neighbourhoods to watch, and the rules foreign and Singaporean buyers face in Johor in 2026.

## 1. How the RTS Link Redefines Cross-Border Real Estate

### The Co-Located CIQ Efficiency
At the Causeway and the Second Link, travellers queue at immigration on both sides, and weekend jams can last hours. The RTS Link uses **co-located Customs, Immigration and Quarantine (CIQ)** facilities instead. You clear both Singapore and Malaysia immigration at the station you depart from and do not clear again on arrival. At Woodlands North you can transfer to Singapore's **Thomson-East Coast Line (TEL)** MRT. (Source: LTA project page; checked 30 Sep 2026.)

The line is run by RTS Operations Pte Ltd, a joint venture between Malaysia's Prasarana and Singapore's SMRT, under a 30-year concession. Daily ridership is projected at about 40,000. (Sources: SMRT and Prasarana joint venture agreement, 30 July 2020; The Rakyat Post, 19 Aug 2026, for the ridership projection; checked 30 Sep 2026.)

### The Arbitrage Drive: Living in JB, Earning in SGD
Singapore rents are among the highest in Asia. That leads many Malaysians working in Singapore, and some Singapore residents, to live in JB and commute. A condo in JB City Centre rents for a fraction of a comparable Singapore unit. How much you save depends on the unit and the exchange rate, so compare real listings on both sides rather than relying on a headline figure.

## 2. Top Neighborhood Hotspots along the RTS Corridor (2026 Watchlist)

| Precinct / Neighborhood | Distance to RTS Station | Key Highlights |
| :--- | :--- | :--- |
| **Bukit Chagar & JB City Centre** | < 1 km (walking distance) | High-rise serviced suites within walking distance of Bukit Chagar; the strongest commuter rental demand, and the highest new-launch prices. |
| **Taman Pelangi & Century** | 2 – 4 km (5-min drive) | Established landed terrace homes, commercial banks, well-known local food spots. |
| **Danga Bay & Country Garden** | 5 – 8 km (10-min drive) | Waterfront high-rise condominiums with sea views and a larger supply of units. |
| **Mount Austin & Tebrau** | 12 – 15 km (15-min drive) | Popular with families, landed homes, shopping and schools; you drive or take a feeder to the RTS. |

## 3. Rental Yield & Capital Appreciation Comparison

* **Within 1 km (Bukit Chagar / JB City):** Studios and 2-bedroom units attract daily commuters, so demand is strongest here. But new supply is also concentrated here, and there is no official yield data for the RTS corridor. Treat any single "7% to 9%" figure with caution. Work out gross yield per unit: annual rent divided by price. For example, a RM500,000 unit let at RM2,500 a month earns RM30,000 a year, a **6.0% gross yield** before maintenance fees, vacancy and tax. Our [rental yield calculator](/tools/rental-yield-calculator) does the arithmetic, including costs.
* **Recorded prices:** The median condominium or apartment sale in the Bandar Johor Bahru mukim went from **RM395,000 in 2022** (31 sales) to **RM422,500 in 2024** (74 sales) and **RM488,000 in January to September 2025** (21 sales). The samples are small, and the mix of buildings changes from year to year, so read this as a direction, not a precise growth rate. The records run to September 2025, as published data lags by several months. (Source: NAPIC transaction records held by SuperHomes; checked 30 Sep 2026.)
* **Within 5 to 10 km (Danga Bay / Taman Molek):** Families who want more space at a lower price per square foot while still driving to the RTS terminal often choose these areas. Yields depend on the unit, and supply in Danga Bay is large, so check how many similar units are listed for rent before you buy.

## 4. Investor Strategy: Navigating Foreign Thresholds & JS-SEZ

### Foreign Purchase Thresholds in Johor
Foreigners, including Singaporeans, generally need to pay at least **RM1 million** for a residential property in Johor. There are exceptions. New strata units bought direct from the developer in Medini, Iskandar Puteri, have been exempt from the floor, and the state can approve sales below RM1 million on specific projects. These exceptions are project-specific, so confirm with the developer and your lawyer. (Source: Johor state foreign ownership policy as summarised by law firm HHQ, 2025; checked 30 Sep 2026.)

Two costs come on top of the price:
1. **State levy:** From 1 July 2025, Johor charges foreign buyers a levy of **3% of the price, with a minimum of RM30,000**, up from 2% or RM20,000. (Source: Johor state levy revision effective 1 July 2025, as summarised by HHQ; checked 30 Sep 2026.)
2. **Stamp duty:** Since 1 January 2026, foreign buyers pay a **flat 8%** stamp duty on the transfer of residential property, up from 4%. (Source: Budget 2026 stamp duty change, as summarised by KPMG Malaysia; checked 30 Sep 2026.) Our [foreign buyer stamp duty guide](/resources/stamp-duty-foreign-buyers-malaysia-2026) works through examples.

The **Johor-Singapore Special Economic Zone (JS-SEZ)**, agreed on 7 January 2025, does not lower these property rules. Its incentives are aimed at companies, through concessionary corporate tax rates, and at eligible knowledge workers, through a 15% personal income tax rate. (Source: MIDA, 2025; checked 30 Sep 2026.)

### Key Investment Checklist
1. **Walkability to RTS:** Units within an easy, covered walk of Bukit Chagar will be the most attractive to commuters. Measure the walk yourself rather than relying on the brochure.
2. **Short-Term Homestay (Airbnb) Options:** Check the strata by-laws and the local council's rules before you count on short-term rental income.
3. **Resale market for foreigners:** A foreign owner reselling needs a buyer who meets the same rules, or a local buyer. That narrows your exit, so check how units in the building have resold.

## Frequently Asked Questions (FAQ)

### Q: When will the JB-Singapore RTS Link be fully operational?

It depends on whose target you use. Singapore's LTA still targets passenger service at the end of 2026. On 18 August 2026, Malaysia's Transport Minister said service is scheduled to begin in 2027, and the RTS project director mentioned 1 January 2027. As of 30 September 2026, neither government has announced the exact opening date or the fare.

### Q: How long is the RTS Link journey from Bukit Chagar to Woodlands North?

LTA gives the train journey as about five minutes. On the media test ride in August 2026 it took six to eight minutes each way. Immigration is cleared once, at the station you depart from, so there is no second check on arrival.

### Q: How much will the RTS Link fare be?

The fare had not been announced as of 30 September 2026. Malaysia's Transport Minister said the fare and the opening date will be announced together by Malaysia and Singapore. Any figure you see before then is an estimate.

### Q: What is the average rental yield for condos near Bukit Chagar RTS station?

There is no official yield figure for the area. Work it out per unit by dividing a realistic annual rent by the price. For example, a RM500,000 unit let at RM2,500 a month is a 6.0% gross yield before maintenance fees, vacancy and tax. New supply near the station is large, so check how many similar units are already listed for rent.

### Q: Is buying property near the RTS in JB a good investment?

It can be, if you buy at a price that already makes sense on today's rent rather than on hopes for the opening. Recorded condo and apartment prices in the Bandar Johor Bahru mukim have risen, from a median of RM395,000 in 2022 to RM488,000 in January to September 2025. New launches near Bukit Chagar are priced well above that. Walkability to the station, the building's resale record and the supply pipeline matter more than the headline.

### Q: Can Singaporeans buy property near the RTS station in JB?

Yes. Singaporeans are treated as foreign buyers, so the Johor rules apply: generally a minimum price of RM1 million for residential property, a state levy of 3% (minimum RM30,000) and an 8% flat stamp duty on the transfer. Some new strata units in Medini, and specific state-approved projects, can be bought below RM1 million. Our [guide to foreigners buying property in Malaysia](/resources/foreigners-buying-property-malaysia) covers the approvals.

### Q: Does the JS-SEZ make it cheaper for foreigners to buy property in Johor?

No. The JS-SEZ, agreed on 7 January 2025, offers tax incentives to companies and a 15% income tax rate to eligible knowledge workers. It does not lower the RM1 million foreign price floor, the 3% state levy or the 8% stamp duty.

### Q: Where is the Bukit Chagar RTS station?

Bukit Chagar Station is on Jalan Tun Abdul Razak in Johor Bahru city centre. Planned linkways connect it to the Komtar JBCC mall, about 450 metres away, and to JB Sentral, which serves KTM trains and buses. It connects to Woodlands North Station in Singapore, an interchange with the Thomson-East Coast Line.
