# Housing Loan Early Settlement & Principal Payoff Malaysia 2026

**Housing Loan Early Settlement & Principal Payoff Malaysia 2026**

Paying extra into a Malaysian housing loan cuts interest immediately, because most loans charge interest on a daily rest basis: every ringgit of principal you repay stops earning the bank interest the next day. On a typical RM415,800 Kuala Lumpur loan at 4.10%, a single RM50,000 prepayment in year five saves about RM98,800 of interest and ends the loan about six and a half years early.

Making **additional principal payments (*bayaran tambahan pokok*)** or settling the loan in full is one of the few guaranteed returns available to a homeowner: the return equals your loan rate. This guide shows the maths, compares loan types, walks through the **redemption statement (*penyata penebusan*)** and **discharge of charge (*pelepasan gadaian*)** process, and explains when a lock-in fee applies.

## At a Glance: Housing Loan Type & Early Settlement Matrix (2026)

| Loan facility type | How extra payments work | Does it cut interest? | Withdrawal and fees |
| :--- | :--- | :--- | :--- |
| **Term loan (basic)** | Extra money first settles arrears and charges; you may need to ask the bank to apply it to principal | Yes, once applied to principal | Prepaid money usually cannot be withdrawn |
| **Semi-flexi loan** | Prepayments reduce principal; redraw by request | **Yes** | Redraw fee per request, e.g. CIMB Home Flexi Smart **RM25** per redraw |
| **Full-flexi loan** | Linked current account; deposit and withdraw any time | **Yes**, on the debit balance daily | Monthly fees, e.g. CIMB Home Flexi **RM10** service charge plus **RM40** flexi charge if utilisation is below 70% |

(Source: CIMB Home Flexi and Home Flexi Smart Product Disclosure Sheets, Dec 2025; checked 30 Sep 2026.) CIMB's Flexi Smart PDS says prepayments may reduce principal "but you must request a reduction in the principal Facility sum". Read your own PDS for the equivalent rule.

Rates for context: the Standardised Base Rate (SBR) follows BNM's Overnight Policy Rate of **2.75%**, held on 3 September 2026 (Source: BNM Monetary Policy Statement, 3 September 2026; checked 30 Sep 2026). Public Bank's HOME Plan PDS illustrates an effective rate of 4.10% on daily rest over 35 years (Source: Public Bank HOME Plan PDS; checked 30 Sep 2026).

## 1. Daily Rest Interest Reduction Formula

On a daily rest loan, interest is worked out on each day's closing principal:

**Daily interest = principal balance × annual rate ÷ 365**

**Monthly interest = the sum of each day's interest in that month**

A prepayment therefore cuts interest from the next day. The saving per day is simply **prepayment × rate ÷ 365**.

### SuperHomes Data: A Typical Kuala Lumpur Loan

The median asking price of active sale listings in Kuala Lumpur on SuperHomes is **RM462,000** (n=137; SuperHomes listings, 30 Sep 2026; asking prices, not transacted prices). The figures below are SuperHomes calculations on that price.

| Item | Figure |
| :--- | :--- |
| Loan at 90% margin | RM415,800 |
| Rate and tenure | 4.10% p.a., 35 years |
| Monthly instalment | about **RM1,866** |
| Total interest over 35 years, no prepayment | about **RM367,950** |
| Daily interest at the start | about **RM46.71** |
| Balance after 5 years | about **RM386,190** |

You can compare prices across [Kuala Lumpur](/area/kuala-lumpur) and [Shah Alam](/area/selangor/shah-alam) listings to plug in your own numbers.

### Worked Example: RM50,000 Prepayment in Year Five

A RM50,000 lump sum at the end of year five cuts daily interest by about **RM5.62** (50,000 × 4.10% ÷ 365), or roughly RM171 in the first month. The long-run effect depends on what you do with the instalment:

| Option | New instalment | Interest saved | Loan ends |
| :--- | :--- | :--- | :--- |
| **Keep the instalment at RM1,866** (the default) | RM1,866 | about **RM98,800** | about 79 months (6.6 years) earlier |
| **Ask the bank to reduce the instalment** | about RM1,624 | about **RM37,000** | on the original date |

Keeping the instalment unchanged saves more than twice as much, because every later instalment goes further towards principal.

### Correcting a Common Shortcut

A popular shortcut multiplies the first month's saving by the remaining months: on RM100,000 prepaid at 4.0% with 20 years left, RM333 a month × 240 = about RM80,000. That is not how amortisation works. On a RM500,000 loan at 4.0% with 20 years remaining, a RM100,000 prepayment actually saves about **RM99,200** if you keep the instalment (the loan ends about 65 months early), or about **RM45,400** if you cut the instalment instead (SuperHomes calculation).

## 2. Step-by-Step Early Settlement & Full Redemption Process

When you are ready to pay the loan down to zero:

1. **Check the lock-in.** Confirm the lock-in has ended, or price the fee first (section 3).
2. **Request a redemption statement (*penyata penebusan*).** It states the exact amount to settle on a chosen date, including interest to that date. CIMB, for example, charges **RM50** per statement on its Home Flexi loan (Source: CIMB Home Flexi PDS, Dec 2025; checked 30 Sep 2026). Islamic financing is settled on the balance after the bank's rebate (*ibra'*), not the full contracted sale price (Source: CIMB Flexi Home Financing-i PDS, Dec 2025; checked 30 Sep 2026).
3. **Pay the redemption sum** by the date on the statement, to the account the bank names.
4. **Release the bank's security:**
   - **Individual or strata title issued:** the bank executes a **discharge of charge in Form 16N**, which is registered at the land office to remove the charge from your title (Source: National Land Code 1965 (Act 828), s.278 and Form 16N; checked 30 Sep 2026).
   - **No separate title yet (master title):** the bank signs a **deed of receipt and reassignment** that hands your rights under the SPA back to you.
5. **Collect your documents:** the original title (if issued), the SPA, the discharged or reassigned security documents and any duplicate keys or policies the bank holds.

### What the Discharge Costs

| Item | Scale fee | Source |
| :--- | :--- | :--- |
| Discharge of charge (Form 16N), first title | **RM400**, plus RM100 per additional title in the same instrument | Solicitors' Remuneration Order 2023, Fourth Schedule |
| Deed of reassignment, first property | **RM500**, plus RM100 per additional property; RM200 more if it revokes a power of attorney | Solicitors' Remuneration Order 2023, Fourth Schedule |
| Service tax on legal fees | 8% of the fee | Service tax on professional services |
| Land office registration and disbursements | Varies by state | Your lawyer's quotation |

(Source: Solicitors' Remuneration Order 2023, Fourth Schedule, as reproduced in Malaysian Bar Circular No 258/2023; checked 30 Sep 2026.) The older rule of thumb of "RM500 to RM1,000" overstates the scale fee; ask your lawyer to separate the fee from disbursements.

## 3. Lock-in Period Penalties to Avoid

Many packages carry a **lock-in period (*tempoh tertutup*)**, commonly the first three to five years, during which a full settlement costs an early settlement fee, commonly quoted at 2% to 3% of the loan amount or balance. Some packages have none: Public Bank's HOME Plan PDS lists "Lock-in Period & Early Termination Fee: Not applicable" (Source: Public Bank HOME Plan PDS; checked 30 Sep 2026).

**Lock-in fee = outstanding balance (or approved limit) × penalty rate in your letter of offer**

> **Warning:** Partial prepayments normally do not trigger the lock-in fee; full redemption does. If you are inside the lock-in, prepay down to a small balance and settle the remainder after the lock-in ends.

The full rules, including clawback of absorbed legal fees and when the clock starts, are in our [housing loan lock-in period and penalty guide](/resources/housing-loan-lock-in-period-penalty-malaysia-2026).

## 4. Using EPF Akaun Sejahtera to Reduce or Settle the Loan

EPF (KWSP) lets members withdraw from **Akaun Sejahtera** (the account that replaced Account 2 in May 2024) to reduce or redeem a housing loan, or to pay monthly instalments. Banks issue a balance confirmation letter for the application; CIMB charges **RM20** for each letter sent to EPF (Source: CIMB Home Flexi PDS, Dec 2025; checked 30 Sep 2026). Eligibility, age limits and how often you can apply are set by KWSP, so check the current conditions on KWSP's i-Akaun before you plan around a withdrawal.

Two points to weigh:

- **Opportunity cost.** Prepaying earns you exactly your loan rate (4.10% in the example). Compare it with EPF's most recently declared dividend: if the dividend is higher, money left in EPF may out-earn the interest saved.
- **Retirement savings.** Every ringgit withdrawn is no longer compounding for retirement.

---

## 5. Common Mistakes

- **Letting extra payments sit unapplied.** On some loans extra money first covers arrears and charges; ask in writing for it to reduce principal.
- **Reducing the instalment by default.** It roughly halves the interest saving compared with keeping the instalment.
- **Settling fully inside the lock-in.** Prepay to a small balance and redeem after the lock-in ends.
- **Draining your emergency fund.** On a full-flexi loan you can redraw; on a term loan you usually cannot.
- **Paying prepayment money into the wrong account.** Flexi loans credit a linked current account; confirm the right account before you transfer.
- **Forgetting the discharge.** A zero balance does not remove the charge from your title; Form 16N must be registered.

## Frequently Asked Questions (FAQ)

### Q: How does early settlement of a housing loan work in Malaysia?

You request a redemption statement, pay the stated sum by its expiry date, and the bank releases its security: a Form 16N discharge of charge if a title has been issued, or a deed of receipt and reassignment if not. Check the lock-in first, because full settlement inside it usually triggers a fee of 2% to 3%.

### Q: How much interest do I save by prepaying my housing loan?

On a RM415,800 loan at 4.10% over 35 years, a RM50,000 prepayment in year five saves about RM98,800 if you keep your instalment unchanged, and ends the loan about 6.6 years early. If you ask the bank to lower the instalment instead, the saving falls to about RM37,000.

### Q: Should I use my EPF Akaun Sejahtera to pay off my housing loan early?

You can, through KWSP's housing withdrawals from Akaun Sejahtera, but compare the returns first. If EPF's latest declared dividend is above your loan rate, keeping the money in EPF may leave you better off, and withdrawals reduce your retirement savings. Check KWSP's current eligibility conditions before applying.

### Q: What is the legal fee for a discharge of charge (Form 16N)?

Under the Solicitors' Remuneration Order 2023, the scale fee is RM400 for the first title (RM100 for each extra title in the same instrument), and a deed of reassignment is RM500 for the first property. Add 8% service tax, land office registration fees and disbursements, which vary by state.

### Q: Does early settlement lower my monthly instalment or shorten the loan tenure?

By default, extra principal shortens the tenure and keeps the instalment the same, which saves the most interest. You can ask the bank to recalculate a lower instalment instead; on the example above that cuts the instalment from about RM1,866 to RM1,624 but saves far less.

### Q: Is there a penalty for partial prepayment?

Usually not. Partial prepayments into flexi and semi-flexi loans do not close the account, so the lock-in fee does not apply. Some term loans need a written instruction before extra money reduces principal, and flexi loans may charge a redraw or monthly fee.

### Q: How long does it take to get my title back after full settlement?

The bank issues the discharge or reassignment after it receives the redemption sum, and registration at the land office follows. Timing varies by bank and land office, so ask your bank and lawyer for their current turnaround and follow up in writing.
